PropTech Platform Manages Complexity of Serving Both Real Estate Operators and Accredited Investors Through Systematic Vetting and Data Security

In a March 2026 CityBiz article, Relli co-founder and COO Ross Iannarelli explained how Relli vets both sponsors and investors on its two-sided real estate marketplace. He covers why sponsors must meet set criteria before they can list, how investors compare offerings from many operators, and the calculator that benchmarks syndications against the S&P 500 and NASDAQ.

Editor's note: first published March 2026, so some details have changed. Today Relli is a marketplace where investors review offerings from reviewed sponsors, express interest and talk to each sponsor directly. Each offering page shows its own minimum.

Key takeaways

  • Relli vets both sides of its marketplace. Sponsors must meet criteria such as years of experience, assets under management and a verified track record, and investors must show accredited status.
  • Unlike a single developer's platform, Relli lists offerings from many operators across multifamily, medical office, retail and debt strategies.
  • Larger and smaller sponsors appear side by side, so investors can match their risk tolerance to an operator's experience.
  • An investment calculator lets investors benchmark syndication returns against the S&P 500 and NASDAQ in real time.

Ross Iannarelli, Co-founder and COO of Relli, detailed the operational challenges and solutions involved in building a two-sided marketplace connecting real estate operators with accredited investors. The platform approach requires balancing complex regulatory requirements while simplifying investment structures for participants without real estate backgrounds.

“One of the reasons we really wanted to build it was there’s so many different investments out there,” Iannarelli said. “Giving people something they can compare to as far as whether this is a good investment or not was one of the biggest things.”

Two-sided marketplaces face inherent challenges in managing quality and expectations on both sides of transactions. For real estate syndications, these challenges intensify due to regulatory constraints, varying project structures, and the need to serve sophisticated investors who lack industry-specific expertise.

“I think real estate has so many different nuances because every project is so different,” Iannarelli explained. “You’re trying to find a way to analyze that and then display it in a way that all different levels of investors can understand.”

Relli’s platform addresses this complexity through systematic vetting processes for both operators and investors. Real estate sponsors cannot create accounts without meeting specific criteria including years of experience, minimum assets under management, and verified track records. Investors must demonstrate accredited status before accessing investment opportunities.

“Neither side of the marketplace wants to deal with a bad actor,” Iannarelli noted. “We have to vet the sponsors, and that’s a really big aspect of our marketplace, where you can’t just create an account really quick as a sponsor. Same thing for the investors.”

The platform differs from traditional real estate syndication approaches where individual operators build proprietary platforms showcasing only their properties. Relli operates as a true marketplace featuring multiple operators across asset classes including multifamily, medical office, retail, and debt-based strategies.

“Normally you’ll see one developer build a platform like ours and have all of their properties listed,” Iannarelli said. “For us, we’re kind of a true marketplace where we’ll take a lot of these closed door deals and put them up to the public.”

This structure provides investors with selection across sponsors with varying asset sizes and risk profiles. Sponsors with $500 million in assets appear alongside those managing $50 million, allowing investors to match risk tolerance with operator experience and investment strategy.

The platform recently launched an investment calculator enabling investors to benchmark syndication returns against S&P 500 and NASDAQ indices in real time. The tool addresses analytical challenges that historically characterized private real estate investing, where isolated presentations with inconsistent assumptions made objective comparison difficult.

“Within the first 20 or 30 seconds, you have a good idea of what you’re looking at,” Iannarelli explained. “Whether you want to invest in that property or a different one, you have an idea of the positives and negatives that could be associated with each deal.”

Data accumulation across multiple operators and asset classes provides Relli with performance insights no single operator can match. As the platform scales, participating sponsors benefit from improved lead quality and reduced acquisition costs through collective learning algorithms.

“Our system can build off of all sponsors that are advertising, so they’re all looking for the same type of individual,” Iannarelli said. “As our system grows and our platform grows, all the sponsors will actually be seeing a higher quality investor come through the funnel.”

The platform currently serves accredited investors nationwide with investment minimums starting at $25,000. Future plans include integrating opportunities starting at $100 through Regulation CF offerings as regulatory frameworks evolve.

Iannarelli’s background includes roles at Snapchat and multiple startup ventures before co-founding Relli with Mor Milo. The platform launched in April 2025 following three years of research and development.
