Secured Overnight Financing Rate (SOFR)
What it is
The cost of borrowing cash overnight with Treasury securities as collateral, published by the New York Fed each business morning. It replaced LIBOR as the main U.S. floating-rate benchmark.
Why it matters for real estate investors
Most floating-rate commercial real estate loans, including many bridge and construction loans, are priced as SOFR plus a spread. When SOFR moves, interest costs on those loans move with it.
