The basics
Origin Investments review: what is Origin, and how does it work?
Origin Investments is a Chicago private real estate manager that builds, buys and finances apartment buildings and sells its own funds to investors. Co-CEOs David Scherer and Michael Episcope founded it in 2007. Origin reports $3.8 billion of assets under management as of March 31, 2026, and says its own calculation may differ from other managers'.
Origin is a single sponsor: its own team picks every property, and you invest under Origin's documents. A marketplace, by contrast, lists offerings from several sponsors.
In January 2023, Focus Financial Partners announced that Origin's holding company would join Kovitz Investment Group, a Chicago firm in the Focus network. The announcement said Origin would keep its leadership, its investment team and its brand.
What does Origin Investments offer?
Origin Investments offers a handful of its own funds and individual deals, almost all focused on multifamily. Each has its own minimum, fees and exit rules.
- IncomePlus Fund: an open-ended fund launched in 2019 that holds apartment properties and preferred equity and pays monthly distributions. It has been taxed as a private REIT since January 1, 2025, so investors get a 1099 instead of a K-1.
- Opportunity zone funds: closed-end funds that invest under the opportunity zone tax rules. Funds I to III are closed; the open opportunity zone offering is a single property, Modera Paradise Valley, with a $50,000 minimum and a 10-year hold.
- Individual deals: single-property offerings, with a typical minimum of $100,000, according to Origin's individual deals page.
- Origin Exchange: a 1031 exchange program that sells interests in Delaware statutory trusts (DSTs) holding single apartment communities.
- Origin Real Estate Credit Fund: a multifamily lending fund registered with the SEC as an interval fund and run by Origin Credit Advisers.
The guide to how multifamily investing works covers the property type behind all of them.
Public records
Is Origin Investments legit?
Origin Investments has operated since 2007 and files public SEC notices for its funds. Relli's own search of SEC litigation releases on October 27, 2026, found no enforcement action naming it. Here is what the records show.
- Form D filings: the IncomePlus Fund filed its latest amended Form D on September 22, 2026. It reports $445,472,885 of units sold to 1,856 investors since February 28, 2019, with no sales commissions.
- Exemption: the fund claims Rule 506(c), which lets it advertise but requires every buyer to be accredited and verified. It also claims the Investment Company Act exclusion for companies primarily engaged in acquiring mortgages and interests in real estate.
- Adviser registration: the SEC's Investment Adviser Public Disclosure (IAPD) site shows Origin Credit Advisers, LLC (CRD 324839) as SEC-registered since February 13, 2023, with no disclosures listed.
- Earlier adviser: IAPD shows a former Origin adviser, Path by Origin (once Origin Investments Advisor, LLC), whose SEC registration ended on November 19, 2020.
The IncomePlus Form D names OIG-IPF Manager, LLC and OIG-Investco, LLC as related entities. Relli did not find either one on IAPD, so ask Origin which entity advises each fund and how it is regulated. The guide to checking a sponsor on EDGAR and IAPD walks through these searches.
Minimums
What is the Origin Investments minimum investment, and who can invest?
The Origin Investments minimum investment is $50,000 to $100,000 for most funds, and its private funds are for accredited investors only. Origin's FAQ gives that range, and the filings match it.
| Product | Minimum | Who can invest |
|---|---|---|
| IncomePlus Fund | $100,000 | Accredited, verified (Rule 506(c)) |
| Modera Paradise Valley (opportunity zone) | $50,000 | Accredited, verified (Rule 506(c)) |
| Origin Exchange DST | $250,000 | Accredited |
| Real Estate Credit Fund | $5,000 (Classes E and I) | Sold by prospectus through financial firms |
To verify accreditation, Origin accepts a letter signed by a CPA, attorney or financial adviser within 90 days before you subscribe. The accredited investor guide explains the income and net worth tests.
Fee layers
What are Origin Investments' fees?
Origin Investments' fees for IncomePlus are a 1.25% yearly management fee, a 10% performance allocation and a 0.5% acquisition fee on each deal. The fund page lists all three for the main share class. Origin's 2019 launch post says the performance allocation is subject to a 6% preferred return and the management fee is charged on your account's equity value.
- Management fee: 1.25% a year of your account's equity value.
- Performance allocation: 10%, subject to a 6% preferred return.
- Acquisition fee: 0.5%, paid by the fund.
- Servicing fee: the fund page mentions one, waived for new money under an offer that ran through July 31, 2026, without stating its size.
Other products differ. For its DSTs, Origin Exchange lists a one-time 1.00% organization and offering fee and a 1.25% asset management fee. The credit fund's prospectus lists a 1.25% management fee, an incentive fee above a 1.25% quarterly hurdle, a Class A sales charge of up to 5.75%, and a 2.00% fee on shares repurchased within a year. See how sponsor fees and performance splits work.
Worked example
You put $100,000 into IncomePlus, the fund's minimum. To isolate the fee, assume your account value stays at $100,000 for five years.
| Fee layer | Rate | On $100,000 |
|---|---|---|
| Management fee, one year | 1.25% a year | $1,250 |
| Management fee, five years | 1.25% x 5 | $6,250 |
| Performance allocation | 10%, 6% preferred return | $0 in a year at or below 6% |
| Acquisition fee | 0.5% | Paid by the fund |
At a flat $100,000, the management fee alone comes to $6,250 over five years, before any performance allocation.
Track record
What returns has Origin Investments reported?
Origin Investments reports a 5.7% a year (annualized) net return over five years for IncomePlus through August 31, 2026, and a 2.3% loss over the past year. These are Origin's own figures for the main share class, net of fund fees.
| Period | Net return |
|---|---|
| 2020 | 1.69% |
| 2021 | 21.86% |
| 2022 | 9.51% |
| 2023 | 4.50% |
| 2024 | 5.60% |
| 2025 | 7.10% |
| 2026 through August | -4.20% |
| Trailing 3 years, annualized | 3.5% |
August 2026 was a -7.4% month, and the unit price fell from $11.10 to $10.21. The fund page gave no reason, and Relli found none in Origin's public news on October 27, 2026. Ask Origin directly what drove it.
Origin states a 9% to 11% target net IRR for the fund and notes that targets are not actual results. It also shows a 7.30% net distribution yield as of August 31, 2026, and says past performance is no guarantee of future results.
For closed funds, Origin reports realized net IRRs of 27.7% for Growth Fund I (2011) and 19.13% for Growth Fund II (2013). Growth Fund III (2016) shows a projected 9.76% net IRR, not a realized one.
Getting out
Can you get money out of Origin's funds early?
Getting money out of Origin's private funds early is limited. Origin's FAQ says its funds are generally illiquid and you cannot sell or transfer your interest without the manager's consent. It adds that withdrawing before the hold period ends carries a penalty set in each fund's private placement memorandum (PPM).
The IncomePlus page lists a hold period of 5+ years. Crowdfunded Wealth's 2026 review describes its exits as quarterly tender offers at Origin's discretion, with a discount of 7.5% after year one, 2.5% after year two and none after year three. Confirm the current schedule in the PPM.
The credit fund works differently. As an interval fund, it must offer to buy back 5% to 25% of its shares each quarter, and its September 2026 offer was for up to 5%. The guide to selling private real estate early explains tenders, gates and discounts.
How does Origin's 1031 exchange program work?
Origin's 1031 exchange program, Origin Exchange, lets a property seller defer tax by buying into one of Origin's apartment DSTs. On October 27, 2026, the Orlando Nona DST was open, with $46 million of offering equity and 48.6% loan-to-value.
After two or more years, IncomePlus may buy DST interests for operating partnership units in a Section 721 exchange. Origin says there is no guarantee it will. If it does not, you hold the DST until the property sells. Relli does not list DSTs; the DST and 1031 guide covers the rules.
Reviews and fit
What do Origin Investments reviews and complaints show?
Origin Investments reviews and complaints are thin on the main public sites. On October 27, 2026, its Better Business Bureau profile showed no rating ("NR"), no accreditation, 0 complaints in the past three years and 0 customer reviews. The file was opened on May 23, 2023.
Crowdfunded Wealth's 2026 review focuses on a few themes: the long hold, the discretionary exits, the fee layers and recent returns below Origin's own target.
Who may Origin fit, and who may want something else?
Origin may fit accredited investors who want one apartment specialist's diversified fund with monthly distributions and a 1099. It may also suit property sellers who want a DST with a possible path into a larger fund.
Others may want something else:
- Anyone who may need the money back within five years.
- Investors who want to spread money across several sponsors.
- Investors who want to start below $50,000 in a private fund.
- Anyone already heavy in multifamily, since every Origin product leans on it.

Side by side
How does Origin Investments compare with Relli?
Origin Investments sells its own funds, while Relli is a marketplace that lists offerings from several sponsors. On Relli you compare offerings, speak with each sponsor, then invest under that sponsor's documents.
| Question | Origin Investments | Relli |
|---|---|---|
| Minimum | $50,000 to $100,000 for most funds; $250,000 for DSTs | $50,000 to $250,000 across 5 open offerings |
| Who can invest | Accredited for private funds | Mostly accredited; the sponsor confirms |
| Who picks the deal | Origin's own team | Each sponsor; Relli reviews sponsors before they list |
| Fees to investors | Fund fees, such as 1.25% a year plus 10% performance at IncomePlus | $0 to Relli; sponsor fees in each offering's documents |
| Can you talk to the sponsor | Yes, Origin is the sponsor | Yes, the sponsor's own team |
| Products | Origin's multifamily funds, individual deals, DSTs and a credit interval fund | Single-property deals, funds and an income fund lending through a private REIT |
Relli has limits too. It had 5 open offerings on October 27, 2026. Its minimums run up to $250,000, terms are about 3 to 7 years, and most offerings are for accredited investors.
Before you invest
What should you ask Origin before investing?
Before investing with Origin, ask what the fund page and filings leave open, and get the answers in writing or in the PPM.

- How is the 10% performance allocation calculated against the 6% preferred return?
- What are the current tender rules, discounts and caps, and have recent requests been paid in full?
- How much of the fund is in ground-up development, and how much debt does it carry?
