The short answer

Self-storage can be a good investment for investors who buy at the right price and can wait out an oversupply cycle. Advertised rents were down 1.9% year over year in August 2026 (Yardi Matrix). Meanwhile, 2026 deliveries are the fewest since 2016 (Marcus & Millichap). Results depend on local supply, the operator and the debt.

The 2026 verdict

Is self-storage a good investment right now?

Self-storage can be a good investment in 2026 for investors who buy at the right price and can wait out a slow recovery. It is not an easy market. The sector is still absorbing years of overbuilding: advertised rents were down 1.9% from a year earlier in August 2026 (Yardi Matrix). Even so, new deliveries are falling to their lowest level since 2016 (Marcus & Millichap).

Four facts frame the decision:

  • The largest owners are holding occupancy in the low 90s on stabilized stores, but rents are flat to down.
  • Moves drive storage demand, and moves are scarce while mortgage rates stay high.
  • Supply is shrinking, which is what a recovery needs.
  • Prices depend heavily on which cap rate measure you read, from 5.3% for listed real estate investment trusts (REITs) to 6.59% for private sales.

No property type is recession-proof, and storage is no exception: self-storage REITs returned -9.98% in 2025, according to Nareit.

How storage earns

How does a self-storage facility make money?

A self-storage facility makes money by renting storage units, then keeping what is left after operating costs. Margins can be high: Public Storage, the largest owner, reported a 74.2% net operating income margin on its same-store portfolio in Q2 2026.

Two rent numbers matter. The street rate is what a new customer pays to move in. The in-place rate is what existing customers pay, after the increases operators apply over time. When street rates fall, as they did through 2026, revenue depends more on raising existing customers' rents. It also depends on how many of them leave when you do.

Mobile home parks face the opposite question. Moving a manufactured home costs thousands of dollars, so few residents leave over a rent increase, as the mobile home park guide explains.

Worked example

A facility has 60,000 rentable square feet, 90% occupied, at an average $20.00 per occupied square foot a year. Operating expenses are 40% of revenue.

  1. Revenue: 60,000 x 90% x $20.00 = $1,080,000.
  2. Operating expenses: 40% x $1,080,000 = $432,000.
  3. Net operating income (NOI): $1,080,000 - $432,000 = $648,000.
  4. Value at a 6.59% cap rate: $648,000 / 0.0659 = about $9.83 million.
  5. Value if the cap rate rises one point, to 7.59%: $648,000 / 0.0759 = about $8.54 million.

A one-point rise in the cap rate cuts this facility's value by about $1.3 million, or 13.2%, with no change in its income.

6.59% is Marcus & Millichap's 2026 private average; the rent is close to Public Storage's $21.89 realized rate in Q2 2026. Illustrative, not a projection.

Measuring occupancy

What are self-storage occupancy rates and rents doing now?

Self-storage occupancy is about 90% to 94% in the big REITs' stabilized stores, while rents are flat to falling. The two kinds of occupancy figure are not the same thing. REITs report same-store portfolios that have finished leasing up. Market-wide figures include new stores still filling. Read each figure with its measure:

Yardi MatrixAdvertised street rates, year over year-1.9%August 2026

Revenue tells the same story. Public Storage's same-store revenue fell 0.6% in Q2 2026, with realized rent per occupied square foot down 0.8%. Extra Space's rose 2.4%, and CubeSmart's rose 0.8% while its expenses climbed 4.4%. Marcus & Millichap expects average asking rent to fall 0.8% in 2026, a fourth straight annual decline.

Supply cycle

Is there too much self-storage supply?

Self-storage was overbuilt in many markets, and the excess is still leasing up, but the building wave is ending.

Marcus & Millichap expects about 53 million square feet of completions in 2026, "the smallest delivery slate since 2016." That is about three-quarters of the 10-year average, which implies roughly 70 million square feet a year over the past decade (Relli math). Yardi Matrix still cites "lingering lease-up supply" in its September 2026 report.

Relli co-founder and CEO Mor Milo described the turn in October 2026:

"That supply demand curve is starting to balance itself out with that slow down in development that's happened over the last 12 months or so."

Mor Milo, Relli co-founder and CEO, in Everyone overbuilt storage. Now the market’s fixing itself. (October 10, 2026)

Demand is the slower half of the recovery. People rent storage when they move or downsize. Existing-home sales ran at a 3.99 million annual rate in September 2026, down 2.2% from a year earlier (National Association of Realtors). The 30-year mortgage rate averaged 7.40% on October 15, 2026, according to Freddie Mac. Lower short-term rates help floating-rate borrowers. But storage demand tracks home sales, and home sales track mortgage rates.

Cap rates

Why do self-storage cap rates differ by source?

Self-storage cap rates differ by source because each one measures a different market, private sales or listed REITs. Private sales averaged 6.59% in Marcus & Millichap's 2026 outlook. Listed self-storage REITs traded at an implied 5.3% in Q2 2026, according to Nareit. The gap is wide, so ask which measure a sponsor's plan uses.

Both figures sit close to the 10-year Treasury, which was 5.09% on October 16, 2026. That is about 1.5 points under the private average and 0.2 points under the REIT figure. A thin spread means buyers are counting on rent growth, so test any plan that assumes it.

Relli found no free 2026 source that breaks self-storage cap rates out by U.S. region. For a regional figure, ask the sponsor for recent sales of comparable facilities within a few miles of the property, with dates and prices.

REIT or private

Self-storage REITs vs private syndications: which is better?

Neither a self-storage REIT nor a private syndication is better for everyone. The REIT gives daily liquidity and a portfolio of thousands of stores. The syndication gives you one facility or a small group, held for years, with results that depend on the sponsor's plan. The REITs vs private real estate guide compares the structures in general.

Ways to invest in self-storage. Private minimums from Relli's analysis of SEC Form D data, October 1, 2025 to September 30, 2026; REIT returns from Nareit as of September 30, 2026.

REIT shares move with the market. Nareit's self-storage index returned 10.04% in 2026 through September 30, including a 6.25% drop in September. Private deals avoid the daily swings but are illiquid, and you depend on one sponsor. Debt is a different risk again, covered in how real estate debt compares with equity. Investors exchanging a property can buy self-storage DSTs.

What is the minimum investment for self-storage deals?

Private self-storage deals usually ask $50,000 or more. Relli's analysis covered the 4,172 U.S. real estate offerings that filed a new Form D between October 1, 2025 and September 30, 2026. It found 15 with "self storage," "self-storage" or "mini storage" in the issuer name. Their median stated minimum was $50,000 and their median size $4.6 million.

One DST, Inland Self-Storage Portfolio XXII DST, listed a $100,000 minimum on a $115.9 million offering. The figures are self-reported, and the minimums data study explains the method.

What can go wrong

What are the risks of self-storage investing?

The main risks of self-storage investing in 2026 are new supply nearby, falling street rates and the cost of debt. In more detail:

  • New stores within a few miles can take customers with low move-in rates while they fill.
  • With street rates below in-place rents, income leans on raising current customers' rents, which can push them out.
  • Expenses are rising faster than revenue at some operators (CubeSmart: +4.4% against +0.8%).
  • Large REITs set prices with revenue-management systems that small owners compete against.
  • Development and lease-up deals carry the most risk if filling the building takes longer than planned.
  • Long-term rates near 5% leave little cushion between cap rates and borrowing costs.

The sector is also consolidating. Public Storage agreed in March 2026 to buy National Storage Affiliates, a deal reported to have closed in July 2026. Self-storage is about 3% by value of the institutional property index of the National Council of Real Estate Investment Fiduciaries (NCREIF).

Offering memorandum

What should you check in a self-storage offering memorandum?

A self-storage offering memorandum should show competing supply, rent assumptions, the management plan, the debt and the exit, each against an outside benchmark. Use this table when reading the offering memorandum, and ask the sponsor for anything missing:
