  • Both platforms charge sponsors, not investors. RealtyMogul charged sponsors a platform fee on private placements; sponsors pay Relli a subscription to list.
  • RealtyMogul lists nothing new. It listed no live placements on October 20, 2026, and both REITs suspended repurchases as of April 21, 2026.

Same model, new status

How do Relli and RealtyMogul compare?

Relli and RealtyMogul share a payer model for sponsor deals: the sponsor pays the platform, not the investor. The difference in 2026 is activity. On October 20, 2026, RealtyMogul showed no live private placements, and its two real estate investment trusts (REITs) had suspended share repurchases. Relli listed open offerings from independent sponsors that investors can review and discuss with the sponsor now.

What is RealtyMogul today?

RealtyMogul (realtymogul.com) is an online real estate investment platform that has paired private placements from outside sponsors with two REITs of its own. RealtyMogul has had new ownership since November 2025 and listed no new offerings in October 2026. Searchers often write it as Realty Mogul. A status check on October 20, 2026, found:

  • No new deals were listed. The investment-opportunities page said "new institutional-quality commercial real estate opportunities are on the horizon."
  • Its REITs, the Income REIT and the Apartment Growth REIT, suspended repurchases and dividend reinvestment as of April 21, 2026. The Apartment Growth REIT was paused for new investors.
  • The parent company merged into RM Investor, LLC, managed by The Wideman Company, in November 2025.
  • Its broker-dealer, RM Securities, LLC (CRD 323671), shows as inactive on BrokerCheck after a withdrawal effective July 11, 2025. Its REIT adviser, RM Adviser, LLC (CRD 283877), is an active investment adviser registered with the U.S. Securities and Exchange Commission (SEC).

Existing investments are still being serviced: the Income REIT declared a third-quarter 2026 distribution in a Form 1-U filed October 2, 2026. The page on RealtyMogul alternatives covers the REITs, trust questions and where former investors are moving.

Two platforms

How do RealtyMogul and Relli work differently?

RealtyMogul and Relli both list offerings from outside sponsors, but RealtyMogul also sponsors its own REITs, and Relli sponsors nothing. RealtyMogul's FAQ says its deals come mostly from third-party sponsors after an evaluation process. On Relli, every offering comes from an independent sponsor, and the investor talks to that sponsor directly before deciding.

Fees

What are RealtyMogul's fees?

RealtyMogul's fees fall mostly on sponsors and inside its REITs, not on the investor's account. "Joining RealtyMogul and using the platform is free," its FAQ says. On private placements, RealtyMogul "charges the sponsor a fee for the use of the platform."

Its REITs charge annual asset management fees of 1.00% (Income REIT) and 1.25% (Apartment Growth REIT). On a $5,000 holding, that works out to $50 and $62.50 a year. Each private placement also carried its sponsor's own fees, set in that offering's documents.

Relli uses the same payer model: investors pay Relli $0 today, and sponsors pay Relli a subscription to list. Each sponsor on Relli sets its own fees, such as acquisition and asset management fees and a promote, and lists them in its offering documents. The guide to sponsor fees and the promote explains each one.

Minimums and access

What is the RealtyMogul minimum investment?

The RealtyMogul minimum investment is $5,000 for its REITs, with $1,000 add-ons, and $25,000 or $35,000 for individual private placements, according to its FAQ. The REITs are Regulation A offerings open to non-accredited investors. Those investors can generally put in no more than 10% of the greater of their income or net worth. The private placements are for accredited investors only.

REIT-style offerings start lower even in private markets. Relli's analysis of SEC data covered 191 REIT and real estate finance offerings filed on Form D from October 2025 to September 2026. Where a minimum was set, the median was $17,500. That count excludes Regulation A offerings such as RealtyMogul's REITs.

On Relli, listed offerings have started from $25,000, set by each sponsor. Most offerings on Relli are for accredited investors, and the sponsor confirms eligibility before you invest. A non-accredited investor cannot replace a $5,000 RealtyMogul REIT position with an offering on Relli.

Deals and review

Are there live offerings on RealtyMogul now?

RealtyMogul had no live private placements on October 20, 2026. Its opportunities page pointed to future offerings without naming any. The Apartment Growth REIT was also paused for new investors while its offering circular is refreshed. Anyone who wants to invest in a new sponsor deal today has to look elsewhere, and check RealtyMogul's site for when new offerings appear.

Who reviews the deals, and can you talk to the sponsor?

On RealtyMogul, deals came mostly from third-party sponsors after the platform's own evaluation process, according to its FAQ. On Relli, every sponsor is reviewed and underwritten before it can list: background checks, track record, financials and offering structure. Some sponsors are turned down. A review is not a guarantee of performance.

The bigger difference is who you speak with. Tap Express Interest on a Relli offering page and your details go only to that offering's sponsor. The sponsor's team typically reaches out within a day by video call or phone. New members also get a call from a Relli concierge. Use that call to ask the questions in the guide to vetting a sponsor.

Retirement accounts

Can you invest through an IRA on RealtyMogul or Relli?

IRA access depends on the offering on both platforms, and RealtyMogul publishes its own page on investing with a retirement account. For an IRA that already holds RealtyMogul REIT shares, the repurchase suspension matters.

An investor taking required minimum distributions may need to take shares out in kind, under Internal Revenue Service (IRS) Publication 590-B. Those shares are valued at fair market value and taxed without any cash. IRA custodians must also report the fair market value of hard-to-value holdings on Form 5498.

On Relli, many sponsors accept self-directed IRAs, limited liability companies (LLCs) and trusts, and each sets its own rules, so ask on your call. Some funds offer an individual feeder that an IRA can invest through.

An IRA that owns leveraged real estate through a partnership can owe tax on debt-financed income. Custodians also do not vet the deals they hold. The guide to investing through an IRA covers the rules. This is general information, not tax advice.

Fit

Which fits you, RealtyMogul or Relli?

RealtyMogul fits existing holders of its two REITs, while Relli fits investors who want open offerings from independent sponsors now. RealtyMogul lists no new offerings. Most Relli offerings are for accredited investors, and listed offerings have started from $25,000.
