What are the alternatives to RealtyMogul?
The right RealtyMogul alternative in 2026 depends on what you held: REIT holders need low-minimum funds, and deal investors need individual sponsor offerings. RealtyMogul's two real estate investment trusts (REITs) suspended share repurchases on April 21, 2026. Its private placement side showed no live offerings when Relli checked on October 20, 2026.
| What you held | Status on Oct 20, 2026 | What to look for | Options that fit |
|---|---|---|---|
| Income REIT or Apartment Growth REIT shares | Repurchases and DRIP suspended since Apr 21, 2026 | Low minimum and a working exit route | Fundrise; listed REITs |
| A private placement from an outside sponsor | No live placements listed | Individual offerings from sponsors you can question | Relli; Crowd Street (formerly CrowdStreet); EquityMultiple |
Why are investors switching from RealtyMogul?
Four changes since mid-2025 explain why investors are switching from RealtyMogul. Each is recorded in a filing, on BrokerCheck or on RealtyMogul's own site.
- Both REITs stopped buying back shares, and stopped dividend reinvestment, as of April 21, 2026.
- The investment-opportunities page lists no live deals and says "new institutional-quality commercial real estate opportunities are on the horizon."
- The broker-dealer affiliate, RM Securities, LLC, shows as inactive on FINRA BrokerCheck. Its withdrawal was effective July 11, 2025, according to the REITs' annual report.
- In November 2025 the parent company merged into RM Investor, LLC, an entity managed by The Wideman Company.
Existing investments still report: the Income REIT declared a third-quarter 2026 distribution (Form 1-U, October 2, 2026). What changed is the ability to add money or take it out on a schedule.
The shortlist
Which platforms are closest to RealtyMogul?
Relli is the platform closest to RealtyMogul's private placement model, followed by Crowd Street, EquityMultiple and Fundrise. In that model, outside sponsors listed their own offerings and the sponsor paid the platform. The table orders platforms by how closely each matches it, with RealtyMogul first for reference. Fundrise is last on that measure, but it is the nearest match for the REIT side.
| Platform | Who sponsors the offerings | Who can invest | Minimum | Who pays the platform | Getting money out |
|---|---|---|---|---|---|
| RealtyMogul (reference) | Outside sponsors, plus its own REITs | REITs: non-accredited OK; deals: accredited | $5,000 REITs; $25,000+ deals | Sponsors paid a platform fee | REIT repurchases suspended |
| Relli | Several independent sponsors | Mostly accredited | From $25,000, set by each sponsor | Sponsors, by subscription | Hold to the offering's term |
| Crowd Street | Large managers' funds and REITs | Accredited | Typically from $5,000 | Issuers, via 1.5% to 3.5% sales loads | Set by each fund |

| Fundrise | Fundrise's own funds | Anyone | $10 via a plan | Investors, about 1% a year plus expenses | Quarterly repurchase offers, limited |
Platform notes
What does each RealtyMogul alternative offer?
Each RealtyMogul alternative replaces a different part of RealtyMogul. Relli offers individual sponsor offerings, Crowd Street large managers' funds, EquityMultiple one operator-sponsor's offerings and notes, and Fundrise low-minimum funds.
Relli
Sponsor marketplace · Sponsor-paid listings
- Minimum
- From $25,000
- Who can invest
- Mostly accredited
Relli is a private real estate marketplace where established sponsors list their own offerings side by side. Sponsors pay Relli a subscription and investors pay Relli $0 today, the payer model RealtyMogul used for its placements. Each sponsor page shows the sponsor's reported track record and assets under management ($5B+ combined, as shown on relli.co). Recent offerings span apartments, a grocery-anchored center and diversified funds. Relli was founded in 2023 and lists a smaller, curated set of offerings, and its review does not guarantee results.

Crowd Street
Broker-dealer menu · Funds and REITs

- Typically $5,000
- Who can invest
- Accredited
Crowd Street changed its name from CrowdStreet on May 29, 2025. It now sells pooled funds and non-traded REITs from large managers through its broker-dealer. Its Form CRS dated May 18, 2026, says offerings "typically have an investment minimum starting at $5,000." Issuers pay Crowd Street, mainly through sales loads of typically 1.5% to 3.5% that come out of the amount you invest.
Good fit if you
- Are accredited and want institutional funds
- Want a lower minimum than most sponsor deals
Not a fit if you
- Want one sponsor's single-property deal
- Are not accredited
EquityMultiple
Operator-sponsor · Run by Larson since 2026
- Minimum
- $5,000 notes
- Who can invest
- Accredited
EquityMultiple once picked deals from outside sponsors, much like RealtyMogul. Larson Capital Management has operated the platform under a license since August 1, 2026. Per the September 17, 2026 announcement, the operator "will sponsor and manage new investment offerings." Alpine Notes run 3, 6 or 9 months from $5,000, and individual offerings usually start higher. NerdWallet put annual investor fees at generally 0.5% to 1.5% in February 2026.
Good fit if you

Fundrise
Single manager · Interval funds and eREIT

Fundrise is the nearest substitute for a RealtyMogul REIT. One manager runs its own funds, non-accredited investors are welcome, and investment plans start at $10. Its interval funds offer to buy back a set share each quarter, recently 5% of shares. When requests exceed that, they are filled pro rata. Fees are a 0.15% advisory fee and a 0.85% management fee a year, before each fund's other expenses.
Good fit if you
- Held RealtyMogul REIT shares
- Want a small minimum and quarterly windows
- Are not accredited
Not a fit if you
- Want to pick sponsors or properties
- Need every repurchase request filled
Your REIT shares
Can you still redeem RealtyMogul REIT shares?
RealtyMogul REIT shares cannot be redeemed through the repurchase programs as of October 20, 2026. Both REITs suspended share repurchases, and their distribution reinvestment plans, as of April 21, 2026, according to RealtyMogul's REIT pages.
Repurchase programs at non-traded REITs can be limited or stopped by the REIT's board. The SEC's investor bulletin on non-traded REITs warns that redemption programs "may be discontinued ... without notice." The guide to REIT repurchases and liquidity explains repurchase caps, suspensions and secondary sales.
What are the RealtyMogul Income REIT and Apartment Growth REIT?
The Income REIT and the Apartment Growth REIT are RealtyMogul's two non-traded real estate investment trusts, sold under Regulation A and open to non-accredited investors. Neither trades on an exchange, so share value is a net asset value (NAV) per share that each REIT reports.
- Apartment Growth REIT: NAV of $6.36 per share at June 30, 2026, and paused for new investors while its offering circular is refreshed.
- Income REIT: a third-quarter 2026 distribution of about 1.5% of NAV, annualized, on a $6.79 per-share basis (Form 1-U, October 2, 2026).
The guide to non-traded REITs compares them with private deals.
Trust questions
Is RealtyMogul legit?
RealtyMogul operates through registered firms and SEC-reporting REITs while it changes ownership and business. On October 20, 2026, RM Adviser, LLC (CRD 283877) showed as an active SEC-registered investment adviser. FINRA BrokerCheck listed the broker-dealer RM Securities, LLC (CRD 323671) as inactive. Registration is not a judgment on any investment. Check both records on the SEC's Investment Adviser Public Disclosure site (IAPD) and BrokerCheck.
Is RealtyMogul a scam?
The public record shows registered entities, SEC filings and a third-quarter 2026 distribution reported in a Form 1-U filed October 2, 2026. The documented changes are about access: no new placements and suspended REIT repurchases.
Is RealtyMogul still open to new investments?
Not for private placements on October 20, 2026, when the opportunities page listed none. The Apartment Growth REIT was also paused for new investors while its offering circular is refreshed.
Who owns RealtyMogul now?
The parent company merged into RM Investor, LLC in November 2025, an entity managed by The Wideman Company. RealtyMogul's site footer describes RM Adviser as "a wholly owned subsidiary of RM Investor, LLC."
Is RealtyMogul the same as Mogul?
No. RealtyMogul (realtymogul.com) and Mogul (mogul.com, formerly mogul.club) are unrelated companies. MOGUL SECURITIES, LLC on BrokerCheck is a terminated RealtyMogul subsidiary, not part of Mogul. Read about Mogul, a different company.
Head to head
How does RealtyMogul compare with Fundrise?
RealtyMogul and Fundrise both sold low-minimum, non-traded real estate funds to non-accredited investors, but in October 2026 they differ on the exit. Fundrise's interval funds still make quarterly repurchase offers, while RealtyMogul's REITs have had none since April 21, 2026. That shared history makes Realty Mogul vs Fundrise a common comparison.
Fundrise sells only its own funds. Its parent, Rise Companies, reported $3.4 billion of assets under management and "over 404,000 active investor accounts" at June 30, 2026 (Form 10-Q).
How does RealtyMogul compare with CrowdStreet?
RealtyMogul and CrowdStreet both began as places where accredited investors chose deals from many sponsors, and both have moved away from that. CrowdStreet became Crowd Street on May 29, 2025 and now offers large managers' funds and REITs. RealtyMogul lists no new placements. What both once offered, individual offerings from independent sponsors, is now the job of a sponsor marketplace.
RealtyMogul's placements were Rule 506(c) offerings, the kind sponsors may advertise. Relli's analysis of SEC Form D data looked at 4,172 U.S. real estate offerings filed from October 1, 2025 to September 30, 2026. Of those, 29.3% used Rule 506(c), and the median stated minimum was $50,000. The Form D minimums study has the detail.
Five checks
How did Relli build this comparison?
Relli built this comparison by checking each platform on October 20, 2026, against five questions. The questions were who sponsors the offerings, who can invest, the minimum, who pays the platform, and how investors get money out. Each platform's own pages came first, then Form CRS, SEC filings, BrokerCheck and the SEC's adviser search, with NerdWallet named where used.
Platforms appear in order of closeness to RealtyMogul's private placement model. They are not scored or ranked. No platform paid to be included. Relli is listed with its limits because it is one of the options and publishes this page. Relli re-checks the REIT repurchase status and RealtyMogul's offerings page on a schedule.
Before you move
What should you check before moving money from RealtyMogul?
The first check before moving money from RealtyMogul is what you already own, because a new platform cannot take over old positions.
- Confirm what you hold: REIT shares or an interest in a sponsor's deal. Exit rules differ.
- Read the latest filing yourself. The REITs' Form 1-U reports and annual report are on SEC EDGAR.
- For a sponsor deal, contact the sponsor directly about reporting and the expected exit date.
- On a new platform, ask in writing who sponsors each offering, who pays the platform and how you get money out.
- Look up the new platform's firms and the sponsor on BrokerCheck and IAPD before you send money. The guide to vetting a sponsor lists the free checks.
