The short answer

This Arrived review finds a Regulation A platform selling $100 shares in rental homes and funds it buys itself, open to non-accredited investors. Each home pays a 3.5% sourcing fee plus yearly management fees. Shares can be offered for resale after six months, with no guaranteed buyer. Investors who want individual sponsors' larger deals use marketplaces such as Relli instead.

The basics

Arrived review: what is Arrived, and how does it work?

Arrived is a Seattle company that buys single-family and vacation rental homes and sells shares in each one, plus shares in a few funds. This Arrived review was checked on November 2, 2026, against Arrived's site and its SEC filings.

Each home sits in its own series of a limited liability company (LLC), sold under Regulation A. Arrived picks the home, buys it, hires the property manager and decides when to sell. Its May 19, 2026 offering circular says it intends to hold homes for five to seven years.

As of November 2, 2026, Arrived's returns page showed $493 million invested, $125 million distributed to investors and 613+ properties funded.

Trust check

Is Arrived legit?

Arrived is a real operating company whose offerings are qualified by the SEC under Regulation A and report on EDGAR. Qualification is not an SEC judgment on the merits, and shares can lose value.

  • Filings: each issuer files an offering circular, a yearly Form 1-K, a half-year Form 1-SA and current reports on Form 1-U.
  • Broker-dealer: Dalmore Group, LLC, a FINRA member, is the broker-dealer of record for each offering.
  • Adviser: Arrived Advisors, LLC (CRD 343847) showed an SEC status of "120-Day Approval," effective October 6, 2026.
  • Legal record: the Arrived Homes 5 offering circular (May 19, 2026) says no company, series, manager or officer is subject to any material legal proceedings.

In November 2025 Arrived raised $27 million from venture investors, including Bezos Expeditions, to build its secondary market, Yahoo Finance reported.

What do Arrived reviews say?

Arrived reviews on Trustpilot gave a TrustScore of 4.4 out of 5 from 226 reviews on November 2, 2026. Of those, 79% gave five stars and 13% gave one star.

  • Praise: easy setup, a clean app and a $100 starting point.
  • Complaints: trouble selling shares, sometimes at a loss, uneven vacation rental dividends and returns below expectations.

Arrived claimed the profile in July 2025 and replied to 66% of negative reviews. Review sites carry individual accounts that cannot be checked, so read them for themes, not facts.

Minimums

What is the Arrived minimum investment, and who can invest?

The Arrived minimum investment is $100, and anyone can invest. Arrived says "All Arrived offerings are open to accredited and non-accredited investors," with amounts "ranging from $100 to over $1M." New home series are offered at $10.00 per share.

Regulation A sets one limit. A non-accredited buyer may not put in more than 10% of the greater of yearly income or net worth, per the offering circulars. The accredited investor guide explains who is exempt from that cap.

Fee layers

What are Arrived's fees?

Arrived's fees are paid inside each home or fund, not billed to your account, so they lower the value of your shares instead. The Arrived Homes 5 offering circular (May 19, 2026) lists these for a single home:

  • Sourcing fee: 3.5% of the home's purchase price, once, to Arrived's manager.
  • Brokerage fee: 1.0% of the amount raised, to Dalmore.
  • Offering costs: reimbursed up to 2% of the amount raised.
  • Asset management fee: 0.6% of the purchase price each year, paid from rental income.
  • Property management: up to 8% of rent. If an outside manager charges less, Arrived's manager may keep the difference.
  • At sale: a disposition charge expected to run 6% to 7% of the sale price.

The funds charge differently. The Single Family Residential Fund lists a 1.0% yearly asset management fee on NAV and up to 3.5% sourcing on homes it buys. The private credit fund charges 0.10% a month for asset management and 0.10% a month as an offering service fee, about 2.4% a year together.

Worked example

Arrived buys a $300,000 home with no mortgage. Investors fund the price plus the upfront fees below, and you own 1% of the shares. For simple math, the brokerage fee is shown on $300,000.

Upfront and yearly fees on a $300,000 home at the rates in the Arrived Homes 5 offering circular (May 19, 2026). Relli math.
FeeWhole homeYour 1% share
Sourcing fee, 3.5% of price$10,500$105
Brokerage fee, 1.0% of amount raised$3,000$30
Offering costs, up to 2%Up to $6,000Up to $60
Upfront totalUp to $19,500 (6.5%)Up to $195
Asset management, 0.6% a year$1,800 a year$18 a year

Up to $195 of your $3,000 goes to upfront fees, and $18 a year comes out of rent before property management and repairs.

Illustrative, not an actual Arrived property and not a projection. Real series also carry closing costs, reserves and sometimes a loan; each offering circular sets its own numbers.

The Relli vs Arrived comparison sets these fees against a sponsor offering's fees.

Track record

What returns has Arrived reported?

Arrived reports each home's value as a net asset value (NAV) per share, updated every quarter in SEC filings. The October 27, 2026 supplements set NAVs as of October 25, 2026. Relli tallied them against the $10.00 price at which series were first offered.

NAV per share by Arrived issuer, as of October 25, 2026. Source: each issuer's Form 253G2 supplement filed October 27, 2026. Relli tally.
IssuerSeriesMedian NAVBelow $10Range
Arrived Homes, LLC (oldest homes)240$9.52161$3.46 to $26.36
Arrived Homes 3, LLC96About $9.9751$8.54 to $11.78
Arrived Homes 4, LLC37$9.8126$9.08 to $10.66
Arrived Homes 5, LLC (newest homes)41$10.0416$9.44 to $11.26
Arrived STR, LLC (vacation rentals)29$8.5824$6.02 to $14.18
Arrived STR 2, LLC (vacation rentals)11$9.6010$8.43 to $14.90

The funds were close to their $10.00 starting price. The Single Family Residential Fund's NAV was $9.86, down from $10.01 in July 2026. The Seattle City Fund's was $9.83, and the private credit fund's was $9.96.

Read these with care. NAV leaves out dividends already paid, so a share below $10 may still have earned a return. NAV is also Arrived's own estimate, and upfront fees are spread over the first five years. Past results do not predict future ones.

Getting out

Can you sell Arrived shares?

You can list Arrived home shares on its secondary market after a six-month hold, but a sale is not guaranteed. Arrived says its secondary market "does not guarantee a sale or a specific price." Its funds work differently, through capped quarterly redemptions.

  • When: in trading windows Arrived expects to hold each quarter, announced at least a week ahead.
  • How: orders go through Dalmore to the PPEX ATS, a trading system registered with the SEC and run by North Capital Private Securities.
  • No buyback: the home shares are "not redeemable," per the offering circular.

The funds take redemption requests instead. None are allowed in the first six months, except in cases such as death or disability. From six months to three years, a 1% fee applies. Each quarter's redemptions are capped at 5% of the fund's NAV, and Arrived says they "may be limited or suspended."

The guide to selling private real estate early explains why resale prices often come in below value.

Fit and options

Who is Arrived for, and how does it compare with Relli?

Arrived may fit investors who want small, hands-off stakes in specific rental homes, accredited or not.

  • May want something else: investors who want apartments or commercial property, several sponsors to choose from, or to question the sponsor first.

Facts and method

What should you ask before buying Arrived shares, and how was this checked?

Before buying Arrived shares, read the offering circular for the one home or fund you want and ask:

  1. What did this home cost, and how much of the raise went to sourcing, brokerage and offering fees?
  2. Is there a loan on the home, and when does its rate reset?
  3. What is the current NAV, and how did past dividends compare with rent and repairs?
  4. How many shares traded in the last resale window, and at what prices?

Relli checked these facts on November 2, 2026. Sources came first from Arrived itself (its how-it-works page, homepage and returns page). Next came SEC filings: the offering circulars, and the October 27, 2026 NAV supplements. Last came the SEC adviser record, Yahoo Finance and Trustpilot.

Relli found online claims of a class action against Arrived but no court record or SEC filing confirming one, so this page leaves them out. Nothing is scored or ranked, and no platform paid to be included. The platform checklist applies the same checks to any platform.
