Withdrawals from its interval funds come through capped quarterly repurchase offers. Its record includes a $250,000 SEC settlement in 2023. Investors who want to choose individual sponsors' deals use marketplaces such as Relli instead.

The basics
Fundrise review: what is Fundrise, and how does it work?
Fundrise is an online platform that sells shares of its own real estate and venture funds, mostly to everyday investors. This Fundrise review was checked on November 2, 2026, against Fundrise's own pages and its SEC filings.
One company picks, buys, runs and values every asset. Fundrise Advisors, LLC advises the funds, and its parent, Rise Companies Corp., sponsors them. As of June 30, 2026, Rise reported $3.4 billion of assets under management (AUM) and over 404,000 active investor accounts in its quarterly report.
| Product | What it holds | Structure | Who can invest |
|---|---|---|---|
| Flagship Real Estate Fund | Single-family rentals, apartments, industrial and other real estate | SEC-registered interval fund | Anyone |
| Income Real Estate Fund | Preferred equity and real estate loans, mostly multifamily | SEC-registered interval fund | Anyone |
| Fundrise eREIT | Real estate from seven older eREITs merged on April 29, 2026 | Non-traded REIT; shares registered with the SEC on Form S-4, files 10-Qs | Existing holders; no new capital raised since the merger |
| Innovation Fund (VCX) | Private technology companies | Closed-end fund listed on the NYSE since March 19, 2026 | Anyone with a brokerage account |
| Credit funds, Opportunity Zone fund, Private Innovation Fund | Private credit, opportunity zone property, technology | Regulation D private offerings | Accredited investors |
The Flagship fund's legal name is Fundrise Real Estate Interval Fund, LLC. On June 30, 2026, it held $1.23 billion of net assets, with 48.6% of investments in single-family rentals. The Income fund held $649 million.
Trust check
Is Fundrise legit?
Fundrise is a registered company with active SEC records and funds that file public reports. It also has one SEC settlement on its record. Registration shows which rules a firm reports under; it does not make any investment safe.
- Adviser: Fundrise Advisors, LLC (CRD 172036) has been SEC-registered since September 25, 2014. It filed its latest Form ADV on September 16, 2026.
- Not a broker-dealer: its Form CRS (March 2026) says, "We are not a broker-dealer." Relli found no Fundrise broker-dealer on FINRA BrokerCheck.
- Filings: Rise Companies files 10-Ks and 10-Qs. The interval funds file shareholder reports and quarterly repurchase notices on SEC EDGAR.
On August 22, 2023, the SEC found that Fundrise Advisors paid over 200 influencers and newsletter publishers to solicit clients from February 2016 to December 2021. They did not give clients the disclosures then required. Fundrise paid a $250,000 penalty without admitting or denying the findings. Its Form CRS answers "Yes" on legal or disciplinary history.
What do Fundrise reviews say?
Fundrise reviews on Trustpilot gave a TrustScore of 3.3 out of 5 from 621 reviews on November 2, 2026. Of those, 68% gave five stars and 18% gave one star.
- Praise: an easy app and a low starting amount.
- Complaints: slow or partial withdrawals spread over several quarters, and returns below public markets.
- Better Business Bureau: an A rating, BBB-accredited since November 23, 2016, with 42 complaints in the last 3 years.
Trustpilot showed no company replies to negative reviews. Review sites carry individual accounts that cannot be checked, so treat them as a guide to themes, not facts.
Minimums
What is the Fundrise minimum investment, and who can invest?
The Fundrise minimum investment is $10 through its investment plans, and anyone can invest, accredited or not. The Flagship prospectus (May 1, 2026) sets a $1,000 minimum for direct purchases. It says the fund may waive that minimum, such as for people in different plans.
- Innovation Fund (VCX): one share, bought through any brokerage account.
- Regulation D funds: open only to accredited investors. The accredited investor guide explains the income and net worth tests.
- IRAs: Fundrise's fee page points to separate IRA fees. The guide to real estate in an IRA covers how custodians work.
Fee layers
What are Fundrise's fees?
Fundrise's fees are a 0.15% yearly advisory fee plus a 0.85% yearly management fee on its real estate funds, about 1% in total. Each fund's other expenses come on top. The Innovation Fund's management fee is 1.85%, and the advisory fee does not apply to it.
- Flagship's total annual operating expenses are 1.78% in its May 1, 2026 prospectus. That covers the 0.85% management fee, 0.50% for marketing, 0.24% of other costs and 0.19% of interest.
- Actual costs can run higher. Net expenses, including interest, were 2.04% a year for Flagship and 2.54% for the Income fund in the first half of 2026, annualized. In 2025 they were 1.58% and 1.96%, per the June 30, 2026 fund reports.
- The Form CRS says Fundrise and its affiliates can also earn acquisition, development and asset servicing fees paid by the funds.
- Fundrise's homepage says it takes "no promote or carried interest."
Worked example
You put $10,000 into the Flagship fund through a Fundrise plan and hold it for 5 years.
| Cost | Rate | Per year | Over 5 years |
|---|---|---|---|
| Advisory fee | 0.15% | $15 | $75 |
| Fund operating expenses, incl. management fee | 1.78% | $178 | $890 |
| Total | 1.93% | $193 | $965 |
On a flat $10,000, all-in costs come to about $193 a year, nearly double the 1% headline.
The Relli vs Fundrise comparison sets these fees against a sponsor offering's fees.
Track record
What returns has Fundrise reported?
Fundrise reports two kinds of returns: platform-wide figures on its website and fund-by-fund figures in SEC filings. Each comes with its own dates and caveats.
| Year | Advisory client accounts | Flagship fund | Income fund |
|---|---|---|---|
| 2021 | 22.99% | 29.35% | Not yet open |
| 2022 | 1.50% | -1.96% | 4.60% from April 1 |
| 2023 | -7.45% | -11.79% | 7.93% |
| 2024 | 5.75% | 7.50% | 8.40% |
| 2025 | 6.24% | 1.33% | 8.27% |
| First half of 2026 | Not shown | 6.03%, not annualized | 4.89%, not annualized |
Fundrise's site also lists 9.16% for 2019 and 8.81% for 2018. It says the figures cover advisory clients only and that past performance is no guarantee.
The fund reports note that returns exclude taxes. The Fundrise eREIT's November 2026 distribution equals about 0.25% a year at a $9.87 share price, according to its November 2, 2026 Form 8-K. Its manager may change that rate.
Getting out
How do Fundrise withdrawals work?
Fundrise withdrawals from the interval funds wait for the next quarterly repurchase offer, and a large request may be paid in parts. The Flagship notice dated August 28, 2026, shows how it works.
- The offer: up to 5% of shares, with requests due by September 30, 2026.
- Timing: shares are priced within 14 days of the deadline and paid within 7 days of pricing.
- If requests exceed 5%: the fund may buy up to 2% more, then fills the rest pro rata.
- Fees: no repurchase fee today, though the fund may charge up to 2% with board approval.
Demand to sell has been high. In the first half of 2026, Flagship paid $169.1 million for repurchased shares and took in $106.2 million from new sales.
The eREIT works differently. Its 10-Q says it received requests for about 7,256,000 shares after the April 29, 2026 merger. It honored about 2,400,000 at $9.99 each, equal to 4% of NAV. The plan's usual limit is 2.5% of NAV a quarter, which the manager may raise to 5%.
VCX trades on the NYSE, so you sell at the market price, which can differ from its value. On September 8, 2026, VCX traded at $38.12 against a $21.70 NAV, a 75.67% premium. See the guide to selling private real estate early.

Facts and method
What should you ask before investing with Fundrise, and how was this checked?
Before investing with Fundrise, ask for numbers on the one fund you are considering. The Form CRS suggests the first question.
- If I invest $10,000, how much goes to fees and costs, and how much is invested?
- How much of the last few repurchase offers was filled, and when could I get all my money back?
- Which fees do Fundrise affiliates earn from this fund beyond the management fee?
- What tax form will this fund send me?
Relli checked these facts on November 2, 2026. Sources came first from Fundrise itself (its fee page, homepage, client returns page and Form CRS). Next came SEC filings: Rise Companies' 10-Q, fund reports, the August 2026 repurchase notice and the eREIT's 10-Q and 8-K. Last came the SEC order, IAPD, BrokerCheck, Trustpilot and the BBB.
Nothing here is scored or ranked, and no platform paid to be included. Relli appears with its limits because it publishes this page and is an option for some readers. The platform checklist applies the same checks to any platform.
