What are the alternatives to Roofstock for hands-off investors?
The alternatives to Roofstock for hands-off investors are rental-share platforms such as Arrived, funds such as Fundrise, and sponsor offerings on marketplaces such as Relli. Those options suit investors who want to stop being landlords.
Roofstock alternatives depend on one decision: whether you still want to own a whole rental home. Buyers who want a house of their own look at turnkey sellers and listings sites. Roofstock's marketplace link now opens Stessa's property listings. Its fractional product, Roofstock One, stopped taking new money in August 2023.
What is Roofstock now, and is it legit?
Roofstock is a real, operating single-family rental services company. Its home page lists acquisitions, property management through Mynd, asset management, dispositions and valuations. It also lists Stessa landlord software and RentPrep tenant screening. Mynd merged with Roofstock effective June 3, 2024, according to HousingWire. Roofstock is a real estate brokerage, not a securities broker-dealer.
The marketplace has changed most. On October 20, 2026, roofstock.com's investment-property marketplace address redirected to Stessa's investment-property listings. Those listings showed 1,062,593 results under multiple listing service (MLS) and off-market tabs. Roofstock's home page states "400K users, 50 markets, $10B transacted," without a date.
Roofstock One
What happened to Roofstock One?
Roofstock One closed to new investment in August 2023. The product sold accredited investors fractional shares of single-family rentals from $5,000 after its 2019 launch. According to The Real Estate Crowdfunding Review, which quoted it, a notice dated August 23, 2023, stopped new capital contributions at once. The notice planned a liquidation from the end of 2023. The roofstock.com/one address now sends visitors to the home page.
Some comparison pages published in 2026 still describe Roofstock One as open with a $5,000 minimum. Those descriptions are out of date.
Hands-off scale
How hands-off is each Roofstock alternative?
The options run from the most hands-off, where a professional sponsor owns and runs the property, to a whole home you own. Starting amounts follow a different order, so the table shows both.
| Option | Who is the landlord | Starting amount | Getting out | Who can invest |
|---|---|---|---|---|
| Sponsor offering on Relli | The sponsor; you are a limited partner | From $25,000, set by each sponsor | Hold to the offering's term | Mostly accredited |
| Fund (Fundrise) | Fundrise, across many properties | $10 via a plan | Quarterly repurchase offers, limited | Anyone |
| Rental share (Arrived, Ark7) | The platform, for one home | $100 (Arrived); $20 a share (Ark7) | Resale after a minimum hold, no assured buyer | Arrived: anyone; Ark7: not stated |
| Whole rental (Stessa listings, turnkey sellers) | You, with a manager you hire | The home's price and costs | Sell the house | Anyone who can buy a home |
Sponsor offerings start higher than the share apps. Relli's analysis covered 4,172 real estate offerings filed on Form D from October 1, 2025 to September 30, 2026. The most common stated minimum was $50,000 (21.3% of offerings), followed by no stated minimum (17.7%) and $100,000 (14.3%).
Relli
Sponsor marketplace · Larger properties
- Minimum
- From $25,000
- Who can invest
- Mostly accredited
Relli is a private real estate marketplace with offerings from many established sponsors. You choose the sponsor and property type rather than a single house. The sponsor runs tenants, operations and reporting, including K-1s, and sponsor pages show each firm's reported track record. Sponsors pay Relli to list, and investors pay Relli $0 today. Founded in 2023, Relli keeps a smaller, curated set of offerings, with no resale market for them.
Good fit if you
- Want no landlord duties at all
- Want to talk to the people running the property
Not a fit if you
- Want to start below $25,000
- Want to own a specific house
Arrived
Single sponsor · Shares of rental homes
- Minimum
- $100
- Who can invest
- Anyone
Arrived is the nearest passive match for a single-family buyer. It buys rental homes itself, sells shares in each one, and opens every offering to accredited and non-accredited investors. After a six-month hold, shares can be listed on its secondary market, with no guaranteed sale or price. A separate page compares Arrived's fees and exits with Relli's.
Good fit if you
- Want single-family exposure in small amounts
- Are not accredited
Not a fit if you
- Want larger apartment or commercial deals
- Want to choose among sponsors
Owning the house
Is buying a rental through Roofstock or a turnkey seller really passive?
Buying a rental through Roofstock, Stessa listings or a turnkey seller is not passive in the way a fund or syndication is. You own the house, so you carry the mortgage, insurance, property taxes, repairs and vacancies. You also oversee the property manager, even when the manager handles the day-to-day work. The guide to passive real estate investing sorts options by how much of that work you keep.
What should you ask Doorvest, Norada or any turnkey seller?
Any turnkey seller, including Doorvest and Norada, should answer the four questions below. Doorvest, Norada and similar turnkey providers come up alongside Roofstock in investor forums and search suggestions.
- Who performed the inspection, and can you see the full report?
- If the seller promises rent for a period, how long does the promise last, who backs it and what ends it?
- What does the property manager charge, and is it owned by the seller?
- What were the home's actual rent, vacancy and repair costs over the last year?
Three-way check
Roofstock vs Fundrise vs Arrived: what is the difference?
Roofstock, Fundrise and Arrived sit on three different rungs. Roofstock serves people who buy and own whole rental homes, with services such as Mynd management and Stessa software.
Fundrise sells shares of its own diversified funds from $10, with a 0.15% advisory fee and a 0.85% management fee a year. Its interval funds offer quarterly repurchases that may be filled only in part. Arrived sells shares of individual homes it buys, from $100. Only the first makes you a landlord.
| Company | Who is the landlord | Starting amount | How you exit | Who can invest |
|---|---|---|---|---|
| Roofstock | You, with a manager you hire | The home's price and costs | Sell the house | Anyone who can buy a home |
| Fundrise | Fundrise, across many properties | $10 via a plan | Quarterly repurchase offers, limited | Anyone |
| Arrived | Arrived, for one home | $100 | Resale windows after six months | Anyone |

Before you choose
Do you still need a property manager, and what do Roofstock reviews say?
A property manager is usually still needed for a whole rental you own from a distance. Some Roofstock reviews predate the June 2024 Mynd merger.
What do Roofstock reviews say?
Some Roofstock review pages still ranking in 2026 were last updated years ago, before the June 2024 Mynd merger and the Stessa redirect. Check the date on any review you read.
Are there Roofstock alternatives for accredited investors?
Yes. Sponsor offerings on Relli are mostly for accredited investors, and so are the large-manager funds on Crowd Street (formerly CrowdStreet). Roofstock One, its accredited product, has taken no new money since August 2023.
Do you still need a property manager?
For a whole rental you own from a distance, usually yes, and you still oversee that manager. Shares, funds and syndications include management, because the platform or sponsor runs the property.
What is the next step if you want out of landlording?
Decide how much to invest and for how long, then compare the passive rungs above. The guide to sponsor background checks lists what to run before a syndication.
